You must calculate everything carefully — mortgage, taxes, repairs, vacancies, legal fees. If the rent barely covers the mortgage, you’re taking significant risk. One major repair or bad tenant can wipe out your savings.
If you do buy, make sure you have a stable job, a strong emergency fund (at least 6 months of expenses), and positive monthly cash flow after all costs. Don’t rely on appreciation. Think about long-term security and whether this fits your retirement plan.
Real estate can build wealth — but only if you can afford the stress and uncertainty. Never risk your financial stability for a "maybe" return.
